A Mesa code compliance notice is not a fine. It is a deadline. The officer writes up what they can see from the property line, and you get a date to have it gone by.
Most of the ones that involve us are the same section: Title 8-6-3(B), outside storage, junk and garbage. The city's wording is that it cannot be stored where it is visible beyond your property boundaries.
Working to a date?
Text a photo of the pile and the date on your notice to (480) 316-1884. You get the full price and a day we can be there, usually within the hour. Small piles are often same or next day.
The sections that involve a pile
Outside storage, junk and garbage Title 8-6-3(B)
Junk, garbage or an accumulation of materials cannot be stored where it is visible beyond your property boundaries. It has to be inside, or screened by a lawful fence.
Where we come in: This is the one we clear most. The pile goes, the same day where we can.
Yard and alley maintenance Title 8-6-3(C), (D), (O), (W)(1)
Property has to be kept free of weeds and grass more than 9 inches tall, and dead vegetation has to be removed. Branches need 8 feet of clearance over a sidewalk and 14 feet over a street or alley.
Where we come in: We haul the dead vegetation and the cut branches away. We are not a landscaper, so the cutting is somebody else's job, but the pile afterward is ours.
Boats and utility trailers Title 8-6-3(U)
They have to be stored in a garage, carport, rear yard, or side yard behind the front face of the house.
Where we come in: If the answer is that it is finally going, we can haul it off.
RVs, trailers and campers Title 8-6-3(Z)
Parking on the driveway or street is allowed for loading, unloading or cleaning, for a period not to exceed 48 hours.
Where we come in: Same. If it is done, it can go.
Inoperable or abandoned vehicles Title 8-6-3(A)
They have to be in a lawfully enclosed building or screened by a lawful fence, and not stored more than 10 days.
Where we come in: A vehicle is a tow job, not ours. But everything piled around it usually is.
What we do not do
Worth being straight about, because a notice usually lists more than one thing and we are only half the answer.
- We haul. We do not build, repair or demolish. Peeling paint, a broken fence, a roof, a green pool, boarding a vacant building: those need the relevant trade, and some of them need a licensed contractor. (480) 316-1884 is not that call.
- We do not cut. If the weeds still need cutting you want a landscaper first. We take the pile afterward.
- We do not tow. A vehicle needs a tow company and a title.
- We are not the city and this is not legal advice. The date and the wording on your notice are what count. Mesa Code Compliance is (480) 644-2061.
Doing it yourself instead
Perfectly reasonable, and cheaper. Two routes:
- Haul it yourself. Mesa residents get one load a month under 2,000 lbs for a flat $15. The catch is that every site is closed Sunday. Hours, fees and what they refuse are in the East Valley drop-off list.
- Book the city bulk pickup. Starts at $31 a load. The catch on a deadline is that it runs on the city's schedule, not yours, and the pile sits at your curb until the truck comes, which is exactly what the notice was about. Rules and the trip-charge traps are in the Mesa bulk item pickup guide.
If the date is close, neither of those is fast enough, which is the honest reason people call us for this.
Questions
What does Mesa code 8-6-3(B) actually say?
That junk, garbage or an accumulation of materials cannot be stored where it is visible beyond your property boundaries. The city's own wording is that it has to be screened by a lawful fence. In practice that means if a neighbor or an officer can see the pile from the street or the alley, it is a violation.
How long do I have to fix a Mesa code violation?
The city does not publish a standard compliance window on its code compliance pages, and the date on your notice is the one that counts. Read the notice, and if it is not clear, call Code Compliance at (480) 644-2061. Do not take a timeframe off a website, including this one.
Can you clear it before my re-inspection date?
Usually, yes. Text a photo of the pile and the date on your notice to (480) 316-1884. You get the full price back and a day we can be there, and small piles are often same or next day.
Do I have to be home?
No. Plenty of these are rentals, or the owner lives out of state. Show us what goes, by photo or in person once, and we send photos when it is clear so you have something to send the inspector.
What if the violation is weeds and dead plants?
We haul green waste and dead vegetation. We do not do the trimming or the landscaping, so if it still needs cutting you want a landscaper first, then us for the pile. Plenty of people book us for the day after.
Will you take the old car in the driveway?
No. A vehicle needs a tow company and a title. Everything stacked around it is a different story.
