Mesa & the East Valley
Junk removal for property managers and realtors in Mesa
I run Sonoran Standard out of Mesa. One guy with a trailer, doing junk removal for property managers, landlords, and realtors across the East Valley. Text photos of the job and the bid lands the same day you call. The quote is the price for the job you showed me.
The three complaints I keep hearing, and my answer to each
If what you are actually holding is a City of Mesa code notice with a date on it, start here instead: Mesa code violation cleanup.
Realtors and property managers in the East Valley: I keep hearing the same three complaints about junk removal companies. I built Sonoran Standard around fixing that list.
“Nobody answers the phone.”
I answer the phone. If I'm mid-load, you get a text back right away, and a call back when possible.
“Bids show up 2 or 3 days later than needed.”
The bid lands the same day you call. You are on a tight schedule, and I don't want to be the holdup.
“Crews underbid a cleanout, then quit halfway when the job turns out bigger than they guessed.”
The quote is the price for the job you showed me. If the scope changes, I say so before we load, never after. Nobody walks off half-finished.
What I clear out of a unit or a listing
Almost everything: furniture, appliances, yard waste, construction debris, garage clutter. I do the lifting, the loading, and the sweeping up after.
- Rental turnover cleanouts for landlords
- Move-out and pre-listing cleanouts for realtors
- Estate and whole-house cleanouts
- Garages, sheds, and storage rooms
- Couches, mattresses, and box springs
- Refrigerators, washers, dryers, and water heaters
- Yard waste, branches, and green debris
- Construction and renovation debris
One rule on appliance removal: have it unplugged and unhooked when I arrive. I do the hauling, not the plumbing or wiring, and hard-wired units should be disconnected by a pro first.
The main things I can't take are hazardous materials like paint, chemicals, and asbestos. Not sure? Text a photo and I'll tell you straight.
Cleanouts are common all over Mesa, from older Dobson Ranch garages to brand-new Eastmark builds. More on how those run is on the garage and estate cleanouts page, and single pieces are covered under furniture removal.
How a turnover works
- 1
Text photos of every room
Send them to (480) 316-1884 with the date you need the place empty. From the photos I can tell you honestly whether it's one trip or several.
- 2
The bid lands the same day
Multi-load jobs get the full number before I start.
- 3
Show me what stays and what goes
For estate and rental cleanouts, many customers just meet me once or handle it by phone. Show me what stays and what goes, and I take it from there.
- 4
Usable items get donated
Usable furniture and goods go to Goodwill or Deseret Industries, metal gets recycled, and the rest goes to the landfill. You don't have to pre-sort anything.
- 5
Swept, with photos of every load
I sweep the space clean before I leave. You get photos of every load, and photos when the unit is clear.
More on where the usable stuff goes is in my guide to donating furniture in Mesa, which covers Goodwill and the other drop-offs.

“Prompt, courteous, and affordable! Appreciated flexibility on pickup dates/times as well as quick responses for communication! Highly recommended!”
“Super fast and super reliable, Trevor did a great job and was on the spot getting it done on short notice.”
Documentation your way
Photos of every load, bids by the cubic yard, written in whatever format your asset company requires. Tell me the standard, and that's what you get.
Insured, with a certificate on request
I'm insured for junk removal and hauling. General liability plus a $2 million umbrella. Certificate of insurance on request.
What does a cleanout cost?
I price by how much space the job takes up in the trailer, not by the hour. You get the full price before I load a single item. Here are the load prices.
- Single itemAbout one couch, mattress, or appliancefrom$70
- Quarter loadAbout a living room set or a closet cleanout$160
- Half loadAbout one packed corner of a garage$310
- Three-quarter loadAbout a couch, a mattress set, and a stack of boxes$420
- Full loadAbout a bedroom's worth of furniture, packed tight$500
Multi-load cleanouts are quoted from photos. Send them and I will tell you how many loads it is and what the whole job costs. The full breakdown is in the Mesa junk removal cost guide, and the trailer estimator is on the junk removal page. The ballpark is not the quote: if the job changes, the price changes, and I say so before loading.
Property manager junk removal questions, answered
Do you work with realtors and landlords?
All the time. The bid lands the same day you call, and you get photos when the job's done.
Do you do move-out and rental cleanouts?
Yes. Rental turnovers, move-outs, and pre-listing cleanouts. You get photos of every load, and photos when the unit is clear.
Do we need to be there?
For estate and rental cleanouts, many customers just meet me once or handle it by phone. Show me what stays and what goes, and I take it from there.
What do you take?
Almost everything: furniture, appliances, yard waste, construction debris, garage clutter. The main things I can't take are hazardous materials like paint, chemicals, and asbestos. Not sure? Text me a photo and I'll tell you straight.
How fast can you come out?
Often same-day or next-day, depending on the schedule. Call or send the quote form and I'll give you a real answer, not a four-hour window that turns into a no-show.
