Estate Cleanouts in Mesa, AZ

Clearing a parent's house is not a decluttering project. There is usually a closing date, a family that does not all live here, and forty years of things nobody has decided about yet. We come in after you have pulled what you are keeping, and we take the rest, at whatever pace you set.

What we clear

  • Whole-house and estate cleanouts
  • Furniture, appliances, and mattresses
  • Garages, sheds, and attics
  • Storage units the family is still paying for
  • Pre-listing cleanouts on a realtor's deadline
  • Whatever is left after the estate sale

We set aside anything that looks like it matters rather than making the call ourselves. Photographs, documents, jewelry, and anything with a name on it goes in a box for you, not on the trailer.

How much does an estate cleanout cost in Mesa?

Priced by trailer space, from $160 for a quarter load to $500 for a full trailer, and a whole house is usually several loads. You get the number for the entire job before we start, not a running total. Send photos room by room to (480) 316-1884, or walk us through it on a video call if you are out of state. The full price list and the interactive trailer estimator live in the Mesa junk removal cost guide. The ballpark is not the quote: if the job changes, the price changes, and we say so before loading.

Estate Cleanouts questions, answered

Can I clear the house before probate is finished?

Talk to the attorney handling the estate before anything leaves. Arizona law gives the personal representative wide authority once they are appointed, including the power under A.R.S. 14-3715(11) to abandon property that is valueless or in a condition that is of no benefit to the estate. That is the statute that covers hauling away a worn-out couch. But A.R.S. 14-3706 also requires an inventory within 90 days of appointment, listing each item and its fair market value as of the date of death. Throwing things out before that inventory is done makes a job that was already hard harder. We are the hauling part of this, not legal advice.

What should come out of the house before you arrive?

Paperwork of every kind, especially anything that looks like a title, a deed, an insurance policy, a savings bond, or a tax return. Photographs. Jewelry and anything in a safe or a lockbox. Medication. Firearms. If you are not sure, leave it and we will box it and set it aside rather than guess.

Where does the medication go?

Not in the trash and not to Mesa's hazardous materials facility, which refuses it. Mesa Police take unwanted prescriptions, over the counter medicine, vitamins, and pet medication at drop boxes in four station lobbies: Downtown at 120 N. Robson, Fiesta at 1010 W. Grove, Red Mountain at 4333 E. University, and Superstition at 2430 S. Ellsworth. You do not have to separate controlled substances, sign anything, or show ID. Any Walgreens pharmacy also hands out free disposal packets and prepaid mail-back envelopes.

What about needles and sharps?

Mesa's own instruction is to put them in a puncture-proof container, a sharps container from a pharmacy or a heavy plastic bottle, seal the lid with duct tape, write "Do Not Recycle" on it, and put it in your black barrel. Free, no appointment. Do not put loose sharps in a bag, and do not bring them to the hazardous materials facility, which will turn them away.

Do you handle firearms?

No. We do not touch them and we do not transport them. Set them aside for the police department or a licensed firearms dealer to deal with. The rules around transferring a firearm out of an estate are strict enough that it needs someone who does it for a living.

We are out of state. Can this happen without us there?

Yes, and it often does. Plenty of estate cleanouts get handled by phone and photos, with a neighbor, a realtor, or a lockbox for access. You get photos as we go and photos when the house is empty.

What happens to everything you take?

Usable furniture and household goods go to Goodwill or Deseret Industries, metal gets recycled, and only what is genuinely finished goes to the landfill. If the family wants a donation receipt, ask and we will bring one back.

There is an estate sale first. Can you come after?

That is the usual order and it is the right one. The sale takes what sells, and we take the rest, which is normally more than anybody expects. Book us for the day after the sale ends so the house is clear for the listing photos.

How fast can you start?

Send photos and we will tell you honestly whether it is two loads or six, and when we can be there. Smaller estates are often the same week. If you are working to a closing date, say the date when you call.

You do not have to sort it alone

Send photos room by room and get one price for the whole house before anything moves.
